The world has changed a lot over the past year and the lumber markets are no different. There are tariffs and trade wars, a decline in Canadian lumber, closures of mills in both the US and Canada, and curtailments across the industry. Then we have corporate consolidation, forest fires and the stagnant housing market. All of these things contribute to both the supply of lumber and the demand for lumber and therefore impact the price of lumber. So where are lumber prices heading in 2026? Check out the video to see my take on where things are headed.

I bought lumber now to build a house because long term lumber will soar in price. Lumber is going to decrease in quantity and price will go up. Then house prices will go up across the board. This will happen across the next 5 years or so. That's been my experience as a builder for some time now. This is all long term investing. Get it while you can and pay your build job in cash and than wait.

A couple of small points. The management regime for SPF from the Pacific Northwest, the Us north eastern areas and all of Canada are substantially longer than 20 to 25 years. Also approximately 50% or more of US Southern pine has historically been pressure treated. Relatively little of which is used for housing. Not sure what impact this has on your conclusions.

@MrAlicakesLet me get this straight...if prices are at parity between the US and Canada, the Canadian companies can't compete. So, the Canadian tariffs were propping up their inefficient lumber industry at the expense of their US competitors as exposed by equalized tarrrifs? I'm supposed to feel bad that the more efficient US companies are doing better than the weak Canadian companies? Yeah...I don't.

@jefferybyard8429Thanks for drawing attention to this. I have been in the Canadian Lumber industry for 35 years. I have 2 edits for you... the age to regrow our softwoods is 90 years minimum. Also, as far as I know, mills aren't re-tooling to metric. They are just shutting down after loosing millions and millions. This is having a devastating impact on towns and families.

Then when prices shot up to record highs they got so use to those prices that when the prices went back down to where they should be they feel like they cant make it and that their only choice is to close down. So of course they want to be able to drain more money from consumers because why jot, everyone else in the world does!

@cliffordreed766A great deal of new homes are built by immigrant labor that is both experienced and willing to do blue collar construction work. Trump's disastrous policy on immigrant labor definitely has an adverse effect on this important home construction factor.

@timkahn2813If you look how many houses are for sale and days on market, how is there a housing shortage? I think it's a housing affordability post covid - rather than amount of houses. There are lots more people on the fence of selling as well.

@loco4doggThe reason lumber didn't go up and mills are closing is because of housing. The US got 2x4s from Canada and the economy being so bad drove down demand for 2x4s. The tariffs would have raised prices if they were only on lumber, and during a regular economy. But because the tariffs affect all sectors and drive down an already bad economy, they drive prices down instead. If you buy FAR out lumber futures now you may be able to make a ton of money once the economy recovers.
@excitedboxUS mills should be doing an incredible boom business since thee is no tariff applied to domestic products. Anyone who says otherwise is lying to you. That doesnāt mean whole sellers arenāt manipulating prices heaven knows weāve seen that many times.

@jmueller200Lumber is only a small part of a new build. Copper prices are going through the roof, so is steel in a lesser way. A housing boom is unlikely.

Ol DIY Dave there works for Homo Depot so you have to read between the lines, In Idaho where it only rains 12.5 inches a year can grow timber in 15 to 20 years big enough to harvest We don't need Canada and that's all he talks about. @maxe.1204The situation of the market is not organic. It's my belief that Washington has made this inflation on purpose. Tariffs and taxes are all to take as much money away from the public as they can. It's not a secret that the government wants to move towards digital IDs and currency. What do you think that's going to do to the market? It's all to destroy our economy. This way they can introduce more control.
@shermangriffin4668Theyāre too consumed with greed. The current lumber is garbage. If you are a woodworker you know how hard it is to make something thatās special. If youāve ever hand planed old growth boards you canāt believe how well the plane glides across the wood and leaves a glass smooth finish. The plane almost works itself. You can chisel a mortise in record time and without the wood breaking apart in little chunks. They need to plan further into the future when growing lumber. The present lumber shrinks so much homes are ending up with callbacks all the time. The remodeling industry is just going to get bigger because of the amount of homes aging and the need will increase requiring a better class of lumber.
