The Only Affordable Cities Left In America: A Complete List
Video Overview & Insights
Okay so a lot of people ask me where can I move Nick? Nothing’s affordable anymore in America. Well at least the places worth movin to. And to that I say - that’s not true. There’s a lotta places you could go. You just gotta know where to look.
🏡Hey everyone! If you’re thinking about relocating, we’ve just released a Guide with our top picks for American cities and regions — plus some secret spots you might not have heard of. Grab it here: https://nick-johnson-youtube.myshopify.com/
I’m gonna go through all the states and tell you which cities you can move to and afford. I’m only gonna focus on the ones worth talking about. Cause who wants to move to middle nowhere Nebraska right?
Here are some of the places I talked about:
Ought to do college campusés
Alabama: Muscle Shoals is a super cool place and houses there are in the $250,000 range. Look at this downtown, right?
Daphne/Fairhope, all of this south of Mobile is really nice, and you can retire down there in a house for $330,000.
Chicago is in Illinois. It's a vibrant city with jobs and public transportation. Nothing wrong with Illinois. Not everyone is a YouTuber, some of us need a real job Nick. New York City, Chicago and Washington DC provide jobs, lifestyle and transportation.
If you need to be near a big city, northwest Arkansas is the place right now. This whole area here from Bentonville all the way down to Fayetteville is booming right now. Tons of stuff to do and it’s really safe and clean and everyone there loves it. There’s a big college nearby and a bunch of jobs. But get there fast. It’s gonna be out of reach soon cause word is out.
The only part of Florida I saw that is cheap is the panhandle at this point. You can get a place in Tallahassee or Jacksonville for about $300k if you wanted something decent. They aren’t too bad actually. Other than that, it’s redneck trailer park land. Nothin against our redneck brothers and sisters. I saw some stuff up here in Bonifay that was around $150.
Where can someone on social security can afford
Idaho. Here we go. I spent a week here last summer, and I think this might be my new favorite state. It’s just super here. Everyone’s sensible and it’s clean and safe. Now Boise is all over the place. It’s probably my top 5 favorite cities I’ve been to, and I have high standards. Within 30 minutes of Boise are all sorts of new and somewhat affordable.
Twin Falls is lovely. This whole area here in southern Idaho is just super nice but it’s boring hot farmland. So keep that in mind.
Iowa. The whole state. Affordable and wonderful. Every place I saw. Okay not Keokuk or Dubuque. I loooove Des Moines. Top 10 city. No shit. It’s just stupidly low for a house here. Like $250k for something decent. It’s safe and fun and no bums. Not yet anyways.
I did a video called I explored 10 small towns in Iowa and you should watch it. I drove through places I’d never heard of and it was just glorious.
The south will always be cheap because it sucks.
The only part of Kansas I think you’d consider are the Kansas City burbs.
Kentucky actually has a lot of awesome. Elizabethtown, Bowling Green, Paducah, Lexington, Frankfurt. Kentucky is probably one of the most slept on states. It gets such a bad reputation because of Louisville and the eastern hollers. If you want a midwestern experience with some actual mountains nearby, well, go take a look.
Funny how most Americans didn't find your prices or pick attractive so don't do anymore videos spare this crap!!
Grand Rapids is one of the best cities you’ve never considered. It’s a fun, hip cool beer drinking place with a bunch of mid forty year old hockey and soccer parents. You can get a deal deal here for under $300k and have a good life. Honestly, anything west of Grand Rapids all the way to Lake Michigan is small rural towns with well mannered kids and no crime.
Minnesota is like Iowa - just about anywhere you go in the southern half of the state is cheap, rural and safe
Where are all the people?? Does everyone stay inside all the time?
Nebraska! The entire state.
#realestate #mortgage
uhhh buffalo is very cheap and has the lowest crime rate out of those great lakes rust belt metros outside of duluth and green bay

Indiana absolutely blows. Be advised to not bother. Spent over 41 years here & it’s getting worse not better, no matter where you go, the whole state is shitbag due to how it’s run. Can be very pretty but it’s ruined by the typical issues

I live in Ozaukee county (which is north of Milwaukee county). I wouldn't call it cheap. You're really looking at well over $500K if you want to live in civilization and close to quality medical care. There are condo's going for over $1M in Mequon as well as Port Washington (and they're not really 'luxury'). Milwaukee county, which is the greater Milwaukee area, is high crime (one of the top 10 in the US... it's very Black), poor quality schools/lousy eduation, under-funded police department, progressive DA's and Deep Blue Democrat (like Chicago and MSP). There are 3 months of beautiful summer weather with fun ethnic festivals on the lakefront but the rest of the year is cold and chilly. Close to Lake Michigan, it's perpetually cloudy. Being a retired widower, that's why I'm looking for affordable housing. Wisconsin isn't it!

This channel is about America!
250,000 is not even cheap not even to mention if in thirty years you pay off the house and you still gotta pay property taxes and if you miss one year or two of paying property taxes regardless if the home is paid off or not you get evicted. It’s best to make as much money and save it as possible then move to another country for retirement like Mexico, Colombia, Indonesia. No where I. The west is it affordable
The best video on this topic!
Where is that $57,000 house?🤠

Baker city sucks
@LimeLite00Under 150,000 is affordable. Anything else isn’t.
@molliekindrick1116Tbh I wouldn't be caught dead in any of these states. all this told me is it's finally time to leave the US. thank you.
@snakejazz5980Genuinely surprised by what I saw when I started looking at houses in iowa.
More than enough room in every house I saw. Like?
Anywhere walkable where I can actually walk on a sidewalk to some meaningful place?
@fjm1991Arkansas is a very high poverty state yea it’s affordable but has a lot of crimes in just about every town. In Arkansas
@KatSmith-h5lEven the states (south and midwest) that have terrible weather extremes are too expensive!
@alexandrac9536Was this supposed to be the most biased and uninformative video? I honestly can't tell if that was the goal.
@gratefulforthepain616Why would you never tell anyone to move to Ohio!??
@sallycrawford2729Drone view is the best. Everywhere looks flat
@leigh3069Makes me wanna move internationally!
@veonamoriA great deal for under 300k in Grand Rapids, Michigan, is kinda laughable since the average salary in this state is about 60-73 thousand dollars. Not a great place for jobs, unless you are an RN/Doctor/some sort of specialist, cop, or a union construction worker.
@Brett_RN_42Well said
@ElkGodOmaha is fine . Only if you feel like dealing with homeless
@richardklegin6631Steubenville ohio, Youngstown ohio, canton
@Barry-t9tSheeeeeeeeeeeeeeet, what if I wanna live with a bunch of like minded fill in the blanks?…..
@Rmarmy-v9fI live in Michigan but I am from Louisiana and give me Louisiana anyday! Now the cities in Louisiana suck for obvious reasons but the smaller areas and suburbs are great. Cheap yes but the best food in America and being a LSU fan is a blessing Nick! GEAUX TIGERS!
@corycraft3701Rhode Island voted for Reagan in ‘84
@ScottBalkumWhat a great video.
@sydneyb4194If you’re a Yankee, you’ll always be a Yankee
@WoodenSteel-J6artisanTennessee is NOT friendly or cost-effective….
Texas has no power grid, hot summers and SNOW BY SURPRISE….
No place is hospitable if you’re from NY AND CA….
Greenville is your best choice as long as you can deal with storms….
@WoodenSteel-J6artisanI’m guessing you can live anywhere for $300k even CA…. Then stack food, gas, insurance, utilities and you’re outside the budget…
@WoodenSteel-J6artisanIllinois has a jackass Governor, and it’s full of snow and High Taxes… Gary Indiana is a large ghettto….
@WoodenSteel-J6artisanSo 7 months later you show a house for $57,000…. Haven’t seen one near that price. So far it’s all the places that now SUCK, so what’s the deal?
Greenville SC is like the rest of SC unless you have $500k…. SC is a treasure trove of new trailers next to the OLD MOLDY one….
Anyplace civilized without SNOW or massive crime or hillbillies??????
For me Aspen Co is cheap, everyone will be a little different.
@IShowCheekzI live in a nice, small city in Upstate New York. I bought my home last year for $110k and due to location I don't even need to own a car. How did no upstate city make this list? Cities where car ownership is a necessity should be disqualified.
@hclyricsCalifornia is a cesspool
@zerkfittingYou're just promoting the cause and causing further damage.The question is, where do you want to end up?That's going to be overcrowded in a few more years and unaffordable. Everybody needs to stay where they are.And perhaps you need to find a backup livelihood
@estherpadro503The true question Nick is not, "Where can I move that's affordable?" The question is, "Where do I want to end up that's going to be eventually overcrowded and not affordable?" You're just contributing to the cause here Nick. Everybody needs to stay where they are and lay in the bed that they made. And most\nOf those California came through from somewhere else.They're not even native california , like I am , and I left way before anybody left . They're just going to keep ruining everywhere else because they can't think ahead, which they didn't. It's too late. I know you're just trying to keep your livelihood going , but perhaps you need a backup.
@estherpadro503Affordable maybe but are they safe? Huntsville AL too many murders. If they are leaving California why is there more and more traffic here? They keep building houses and condos. Someone must be moving to California. It would be nice to find a nice smaller place with no snow and not too hot.
