I would love to get ERV but I'm in bay area, consulate SF serves 40M, and unfortunately cannot be done via mail but has to be in person...so it takes years just to get an appt to apply!
How difficult is it to find a rental for a year with pets? I have two large dogs and a cat...ty for this info :)

We recently had our package in binders as you did. The Boston Consulate, which we had to make an appointment with, did not like the binders and made us take everything out. We were standing in a window that didn't allow the binder to fit through. It was very disorganized and the officer admitted it was the first time doing an ERV. All the people in line were student visas so I don't think they process many. I have passive income of $57K, large investments and have not started SS for both my wife and I, wanting to let it accrue to age 70. Bottom line, they said they would not approve us because my wife had no passive income. I wish I could have gone through Houston. The Boston Consulate was not helpful or friendly and cut us off when we asked questions. They didn't even want to see our marriage certificate or FBI report. The offier in charge only recommended I buy an annuity for my wife, which I don't want to do.

Brad, I have a question regarding the background check. I will be going through the Chicago consulate, which doesn't mention a background check in their visa checklist. The Houston consulate does not include a background check either in their visa checklist. How did you determine you needed a background check, and did you also have it Apostiled? (Note: I previously had a NLV for Spain, but each of the Spanish consulates spell out the requirements for background checks, apostilling documents, translations, etc.) Thanks, Cory

So , you mention do not submit for visa Airbnb or so.....I assume first better to go to Italy for 90 days buy a property get your ownership established then get back home and fike visa documents for elective retirement visa , right ?

When does the rental lease start if you’re waiting for months for processing? You can’t go to Italy if you have no passport.

I don't understand the income requirements. I have a 500k paid off house and can sell it to add to my 500k portfolio and at 4.5 to 5% cover 38000 a year. But if I rent it so I can keep it I can't make enough" passive" to qualify. Napkin math comes up short. Would they really make me sell my house or are assets calculated somehow? And if you don't know, do you know who I should ask?
