My condo HOA rates are also $600/month for a 1000 sq. ft. condo in Dallas Tx. that is worth about $125K. The rates keep going up every year. Every new board has the excuse that the previous boards didn't keep up with the maintenance expenses so we have to keep paying more now. It was $120/month. when I bought the place back in 2003.

I once hated HOA's from the outside, but I wanted to live remotely, so I ended up buying into one. Instead of complaining about it, I just joined the board and became Treasurer which is probably the hardest job on there or at least the most paperwork. The goal now is just keeping the dues exactly at $300/yr or $25/mo. No pools, no fancy amenities, just the legally required functions. Too many people move into HOA's and simply not know how it works or would be willing to participate. Be careful of hiring outside management companies too, they can double the dues entirely for their service alone and over here you still need people to fill positions. My property taxes are just around $1,000/yr and I like that we manage our own snowplows, definitely more immediate than waiting on the state.

They could have an underfunded reserve. But 600 doesn’t sound crazy. My hoa in CA was over $600,.. and my new condo in Seattle is $1200 (but we have a giant building, rooftop lounge, 24/7 concierge, 2 story gym & pool, so you’re getting a lot for it—but an extra $1200 per month is still crazy).

This is the problem: yes, Dave is right, "find out where the money goes to..why is it high" EVERYONE in an HOA development needs to be engaged at meetings, tell the board and management to control costs, lower cost!!!! Multiple bids on vendors and contractors, get new contractors and vendors if bids arent competitive

Why is HOA so high:
- not enough people go to meetings to express dissatisfaction
- not enough estimates, fair bidding for contractors-competition
-management doesnt care about cost, or cost reduction
-possible corruption in board or mgmt
- too expense the economy of area
But: it depends what you get, if a new roof every 10yrs maybe ok.

I was in this exact same situation. $200k condo. Fees went from $400/mo to $650/mo. Units began fleeing. This was during housing crisis in 2009.
I bounced. Might have been one of the last few occupied units. Mortgage company locked me out after I moved, foreclosed and I landed in a $0 balance. GiOD IS GREAT!!!!

$650/mo HOA fee for a $250k condo is at the extreme high end of US condos, those usually have High-amenity buildings and perks and a costal city location.

I live in CT and own a condo. My HOA is $350/month and I feel like it’s insane. All we get is landscaping and trash removal.

@somedude1707Welcome to HOAs in Texas! My monthly fee is $495 on a condo assessed at $129,000 (I purchased it 30 years ago for $31k). The fee covers grounds maintenance (twice a week), garbage pickup, sewer, water, pool, bbq area, theoretical security (I can count on one hand how many times I've city an officer walk our parking lot, and no other security is provided). Our most recent increase was due to a hefty insurance rise - four units were destroyed by fire (tenant smoking outside on a windy day), and the insurance went from around $8000/annually to $29,000/annually in one year. But HOA fees everywhere in Texas are high.

Not the highest I heard of, like Disney’s Golden Oaks 2-5 thousand a month, but HOA’s tend to file extremely frivolous lawsuits and when the lose, they raise monthly rates and impose excessive assessments on the remaining members. More than a few managers of HOA have been convicted of embezzlement and blatant theft in the millions of dollars. In fact, the least amount stolen by someone that I’ve heard of recently was almost $800,000 before she was caught. She had little to none of the money left however, having spent it on vacations, a home, cars, money to family, clothes, etc.. The money is gone and the homeowners aren’t ever getting it back. People live such busy lives that they don’t pay attention until the fees are completely out of control and they are forced to take an interest. Usually by that time it’s too late to prevent serious theft from occurring. You should read everything you receive from your HOA, attend every meeting and if that’s not possible at least obtain copies of the minutes to read at a later time. You should look over the financial records each month or at least quarterly and make sure everything is crystal clear to you as to where the money is going, and for what. Question anything you do not understand, the sooner the better. Read the bylaws very carefully, especially everything in small print. It is amazing the rights that are taken away from homeowners that they aren’t even aware of. Some HOAs refuse any outside audits, or to open the books to homeowners or to even comply with homeowner rights of any kind. There was a news report recently regarding a woman who was arrested at her place of employment for not showing up for an HOA court hearing over her failure to remedy a dirty mailbox and small yellowing patch of grass beneath it by the HOA’s deadline. This poor woman was afforded no rights at all and was placed in jail “without Bond” for ”seven (7) days”. As outrageously absurd and insane as this sounds, it’s true nonetheless. Many HOAs have an obscene level of power over the homeowners. They can turn your utilities off when it has nothing to do with your bill, deny you access to amenities and/or evict you from your own home when your mortgage has nothing to do with them. They can literally steal your home out from under you if you fail to pay the dues or the fines they assess for declared infractions. Just be aware that these HOA can and do possess an incredible amount of power, which you should not take lightly. Homeowners in a number of states have pushed for significant changes to be made in the laws governing HOAs, but like in Florida, good luck getting your state representatives to actually represent you, the homeowners, versus the lobbyist for the HOAs contributing to their reelection campaigns. Often times the bills written to protect homeowners die before they can even get to the point of voting because those responsible for presenting bills for votes never seem to get them out of committee and forwarded for an actual vote. Hopefully, Floridians will be smarter this time around and more successful next year in reining in the power and control of HOAs. Corruption is rampant in our country, to state it mildly. We can no longer simply sit back and hope we won’t be a victim of it when the truth is we already are, all of us, and we have been for so sometime, but we must be proactive and fo our best to fight back against it.
@brendaw.7597Imagine paying these HOA fee's, then on top of that they get the right to tell you how you live in your condo/house? I looked at an HOA where you had to keep your garages doors down at all times and no one was allowed to park in the driveway over night.

@YESimAi2010LISTEN VERY CAREFULLY: make sure your insurance has special assessment coverage. We just had a hail storm. Each condo owner has to pay $10,000. The deductible is $1,000. The new roof is $5,500,000. Scam or no scam, you have to pay it, or they will put a lien on your property.

@MarkBerge-q7hI've been looking to relocate and retire. I would love to live in a condo in a downtown building but HOA's have priced me out. I have looked in most cities, $650 a month is the high-end of new HOA normal for a condo. I could sell my paid off home and pay, in full, the mortgage for a nice condo but then find myself homeless if the HOA jacks up fees or I get hit with a special assessment. This should be criminal.

@janise01HOA fees have almost doubled in the past 2 years. Sorry to say Dave but this is what it is. It’s not strange. Unexpected insurance premiums for the exterior, and landscaping prices have doubled.

@fattrolls8094One of the reasons why some people are surprised by their HOA fees is that they do not stay up to date with what is going on in their community. Everyone is suppose to vote. For those renting an apartment you are also paying HOA fees...it is called increase in rent. Due to the fact apt renters do not own their apt increase fees happen to pay for building insurance, taxes, mainteance, landscape, swimming pools, community center, etc. For legal purposes it is about the wording. If you do not want to pay HOA fees, increase in rent then move off grid and do as you please.
