Like the lagoon / resort vibe and having amenities like restaurants / bars on the property to cut down on the need to drive. The HOA is the biggest concern. In theory, HOAs would be beneficial if they primarily focused on things like controlling rentals (short-term & boarding houses) and planning maintenance to these amenities to minimize downtime. But all too often, they are run by out of control zealots that want to micromanage everyone else's lives. Would be more attractive if they had a maintenance company where you paid a monthly fee but w/o the full charter of an HOA.

This started in the late 1980's (at least in North Texas) with Stone Bridge Ranch in McKinney. They have their beach and tennis club. While I admit is is not a massive as some of these new lagoons, it is the OG beach in North Texas. Is spent may an summer day in that pool and on the volley ball courts. Sailing on the adjacent lake and fishing off the dock. My mother and sisters would drag their lounge chairs down into the water and relax. Now I will admit, if you look at what is out there now, it looks a bit "primitive". But the facility is now 30 years old.

If we can make this a big resort location having the Summer Olympics will be huge huge for DFW or even Texas. I just dont want DFW turn into LIBERAL WOKE san franscio, Denver and LA where its to expensive for everyone.

we need more resorts bc ppl dont think of DFW as a vacation spot...If we can get 4 more big resorts like the gaylord and blue surphire that is underconstruction... if we can get 2 more resorts, we could win a sport for the Summer Olympics.
THe blue suphire will not happen..maybe 1/6 of that will happen. it will just be a bunch of condos and apartments.

So Texas is facing a serious water crisis - entire cities are going DRY. How are these massive water projects justified as Texas faces future droughts and climate changes and water crisis?? Are these developments why the Dallas Water Board is planning to displace thousands of people in East Texas - taking their homes and properties to build a new water reservoir ????

Ha, Since I live ~20 miles away from there I looked up one of those Lagoon developments in Prosper on Zillow. The 150+ houses surrounding were 800 thousand to over a million+. 30 Year with 5.9 interest, PMI, Property tax, Insurance and HOA is $7,095.71 a month. Include one new car payment and utilities and that's ~8500.00 a month or 102,000.00 a year and that's before groceries :)

We call these the 380 cities. Yes it's very nice up there and 15yrs ago it was pretty cheap to buy land there, but now very pricey

You live at a vacation spot. You never need to ever drive anywhere or see the beach. And what if you do visit a resort and find your neighborhood is better. But, you can't afford to go on vacation because the vacation you are living at cost to much and keeps you at home. Somehow I can't see this working for middle class living.

I'm not a fan of this to be honest. I want my suburb to be quiet. Not a year-round Margaritaville. The HoA in our area is fine too. It's not too big and it keeps the riff raff out.
Fwiw, we also own property in the Destin area. So we can go to the actual beach any time of the year. I suppose for people with children this lagoon is a nice benefit in the summer. It's cleanliness and safety will depend heavily on enforcing some sort of policy that keeps non-residents out.

Windsong is $1800 per year in HOA fees. Villas and Townhomes pay up to $570 per month. NO THANKS!

Not surprised, prosper is in the sticks, far enough, but not to far!! Sounds about right. I'd be more interested if it was a but closer. Like grapevine, or HEB, those are a bit closer which would make it more crowded.
