San Francisco Neighborhoods Ranked From WORST to BEST
Video Overview & Insights
In this video, we're taking a look at San Francisco's neighborhoods ranked from WORST to BEST (the updated 2026 version!)
...and FYI my definition of "good" San Francisco weather would probably be the Outer Sunset where SFSU is.

I'm still on the waiting list for a place I applied for in the SOMA back in about 2022 that had originally said the wait time would be "about" 3 months. I have no idea how long I'll be on the waiting list for the one in the Castro I applied for....

I love the channel but would still love a more positive video about Bayview/Hunters Point. I have a soft spot for it after working there for four years. So much history and culture. Deserves more than just "it's dangerous." but I do understand the channel is more about real estate and not history/racism/politics. thanks for the info

I lived in San Francisco for 6 years, the best decision in my life was to move to Moscow, Russia, this is truly paradise and everywhere. And San Francisco is a stinking dump with homeless people, regardless of the area.😂😂😂😂

You analysts of each neighborhood is spot on, I’m a native and have worked and driven in all the neighborhoods of the city I don’t know why the other posters are whining.

i put a thumbs down on your video. If one moves to The City and complains about having to walk hills and in non-sunny weather, one does not belong in SF. eeesh.

I enjoy most of your videos. It is best to experience San Francisco on your own terms! Some of the lower ranked neighborhoods may just offer the best pricing on potentially great properties!

Two videos and you left out The Castro?!!! Nonetheless, these sound very true, having lived there in 2007 and 2009.

If a neighborhood is bad in SF it's due to neglect by the city.

This guy is a housing market deer tick. Speculator trash have cashed in big time on turning SF into a nice-looking office park. This video is a good example of how the bourgeoisie are glaringly one-dimensional beings, George Grosz cartoon characters with thumb drives in the base of their skulls. "No-brainer," indeed.

1:00 Overview of San Francisco’s Neighborhood Tiers
These tiers are straight NIMBY rankings. Just awful.
2:00 D Tier
8:00 C Tier
I have lived in many. Clement Street remains my favorite.
12:00 B Tier
14:45 A Tier
Love Cole Valley but it is IMPOSSIBLE to park there. Buy a house there and you never have to worry about people coming to visit you!
17:00 Conclusion
Cole Valley A, um no way.
More User Perspectives
I'm Russian Hill and love it. Would never want to be in more conservative Pac Hts and the flat Marina. Love my GG Bridge view and seeing so much of the city from my window and going on walks that never get old and running down to The New Spot on Polk for a Reuben and fish-n-chips and having the Russian Hill Bookstore, BowWowMeow pet store, Picnic gift store, etc., so close by. And I even love the wharf and enjoy the tourists--glad to see more and more of them again
@RayKathyCsea cliff is S tier bro
@catluvr8875Most people cannot afford to buy a house in SF, no matter what the neighborhood or even rent.
@kaywalker2460the food in la misión🤤
@johnsgresham7237People are idiots if they're buying property - or even signing a long-term lease - without spending some time getting to know a new city.
This is just one person's opinion, and I don't agree with much of it. Get here, rent short-term, and form your own opinion.
I left a pretty snarky in the previous video, but I like this a lot. Clearly we use different criteria for me mission/hayes/castro are S tier but with different life priorities I wouldn’t even take a step there, let’s be honest.
This being said, I like this video it is accurate on its pros and cons, and it’s a lot more relatable too. For me north beach would be #1 but it feels too touristy (which is why mission takes the lead and I bought property recently there). Looking forward to new rankings. We still need Castro and Potrero (potrero got a big hit for me, the chobani-man hasn’t done anything with Anchorsteam 3 (almost 4) years later and now thee parkside and bottom of the hill are shutting down). Also in the future, microneighborhoods would make sense. Dolores heights? Design district? Etc :) love this!
I love Cole Valley, but you’d better have a garage because parking is a nightmare. Haight Street, with its bums and tourists, is absolutely not my scene. Prices are brutal too. If you’re looking for an SFH, condo, or TIC, you need $2MM+ ready to go. Maybe you can get in a smaller condo/TIC for $1.5MM
I lived in San Francisco for about 25 years, in the Mission, Sunset, Bernal, and finally the Inner Richmond. I moved to Marin County around eight years ago. While I miss the vibe, restaurants, bars, and events, I have zero desire to return. The weather, crime, trash, constant hassle, and daily grind just aren’t worth it. Wish I had moved to Marin sooner as the weather is ideal and life is easier up here.
I still look at SF listings almost daily. A pied-à-terre in the form of a duplex in North Beach, Russian Hill, or other northern/western 'hoods might be interesting, but anything under $2MM almost always comes with squatters on rent control. Somehow they’re always in the better, upper unit, (and often have the garage) while the lower unit is the vacant one. I’m not interested in subsidizing someone else’s lifestyle just to say I own a place in SF.
Lake Merced and Ingleside ?
@kT-jg7jySeriously. All of San Francisco is D tier. Your best bet is to work remotely from that veritable paradise of Texas. Especially AI tech bros. You guys will HATE it here.
@SanFranciscoHistorianThese Tiers also reflect the socioeconomics of SF. Bayview has long been a place where there's no grocery stores. Tier A means that you're in the ultra wealthy category or very much in the upper class, maybe upper middle at best. it may be good to start out using criteria such as Income. Walkability. Parking. Bus access. Microclimate. Cost of living. Diversity. Restaurants. Crime.
@eeeee3031Another video without mentioning the excelsior and portola :/
@daniaromero693SOMA was great up until the city housing started opening a few years ago.
@QrispyYou do know St. Francis woods is right up the street from west portal ,, 2 blocks away lol
@kalbe.3002You put The Mission in C-Tier. Some parts are sub F-Tier. I see it and experience it everyday.
@drm6007what about duboce and eureka valley
@Lifesabeach-c4wmy requests: bernal heights and potrero hill!
