Florida's housing market is facing an unprecedented crisis. Despite a 40% surge in inventory and widespread price cuts, home sales are plummeting. This deep dive uncovers the real reason why properties in towns like Cape Coral, Lehigh Acres, Port Charlotte, and Spring Hill are sitting unsold for months, even in prime locations like Naples and Fort Myers.
We explore the shocking impact of soaring insurance costs, often exceeding mortgage payments, creating a 'housing trap' where sellers can't afford to stay but also can't afford to leave. Through real-life stories and hard data, we reveal the economic paradox gripping Florida and analyze what this 'inventory explosion' means for buyers, sellers, and the future of the Sunshine State's real estate.
Welive in North Fort Myers and don't see this at all. Construction still going on. Very few homes for sale. Our insurance went down two thousand this year.

Yup. Whenever I get silly and think Florida, I remind myself about Desantis and insurance. That usually does it.

Buyers ! ................................................................................................................Beware the coming Silver Tsunami !!!!
@gustofpv4470To many people came to FL at one time and when stupid crazy in building everything and everywhere
@jefflizalexander7578Didn’t take but one hurricane (Ian) for me. Sold my home 6 months later. Collected my gains and never looked back.
@KarenSanders-f9bWait until the next hurricane.... Florida is no longer a viable place to live. We can blame Desantis or insurance companies, but our failure to stop killing the planet means storms are MUCH worse. It won't improve soon.
@9750-pI know how to help people. Tell people to stop buying houses that are above their pay grade. Like, if they make $100,000 per year, DO NOT buy a $300k to $450k. house. Buy yourself a $150k to $200k house and do upgrades when you can.
Then stick the extra $2 to $3k per month you'll be saving into some sort of secured investment and never touch it unless you need to pay for a home repair.
People need to learn that "keeping up with the Joneses" will keep them strapped or worse.
The only reason most houses are not selling, and prices have been dropping, is that the artificially inflated housing market, caused by investors and greedy homeowners who jumped in with both feet and put their houses on the market at 4 times their real value.
And a 20% price drop is nothing when the houses have been priced 200% to 400% above their real value.
As for those who bought houses during this artificially inflated market and now can't sell said houses because they are so far upside down, well, why did they buy and then try to sell? Were they trying to jump in on the greed wagon to try and make some fast money?? For everyone who did that, I hope they all lose them to foreclosure.
As for insurance prices? Don't buy an artificially inflated house in an area known for flooding and wind damage, and insurance won't be as high. It's still out of control everywhere, but like half the price in safer areas.
As for those screaming about their new property taxes?? What the hell did they think was going to happen when they paid 4 times more for the property than the last person paid?? Yep, that means the new property taxes will cost them 4 times more than the person they bought it from was paying.
I kinda feel bad for some who bought during this artificially inflated market, BUT! They were/are part of the problem.
If EVERYONE would REFUSE to buy during these artificially inflated markets, then the markets wouldn't get out of control, and they wouldn't be stuck with a house owing 4 times its real value.
It's funny how all the insurance companies still make record profits. BILLIONS! So feck the whole BS story of storms causing these prices. IT IS GREED, SO GET YOUR FACTS STRAIGHT.
@sugar.spun.sisterI got out a year ago. I loved FL until DESantis, Scott and Rubio destroyed it. Get out while you can. You won't be able to afford it and it's only going to get worse. I'm so much happier in the Midwest now. And I have way more money. $15K more a year.
@sugar.spun.sisterCheck the education of the children being graduated. Not too good not worth the money.
@willy30265Its not climate change the houses needed to be built up on Piling like on the outer banks of NC , not 3-4 feet above sea level , and blame god for man's corruption and or stupidly, don't let them spread it out through the rest of the country
@VojtekGSDI just returned to Florida after a vacation in Turks and Caicos. My brother is considering buying a investment property there. The insurance on a $5 million dollar home in TC was $12000 to $14000 per year. That's not much more than what insurance companies are asking for $500,000 in Florida .Something is wrong.
@hgtaliaferroI sold my Florida condo in 4 days. I couldn't believe it, and I wasn't prepared. I was given 2 weeks to leave and almost had to go homeless. I found an apartment that let me in fast. All of the other condos in my neighborhood have been on the market for months.
@pointnIaughHomes are selling in Fort Myers Beach Cape Coral, Fort Myers! I have a friend who is a realtor a very successful one and she’s doing very well!
@cynthiawilliamson5905Eventually, the only ones that will be able to own homes anywhere will be the "too big to fail" corporate conglomerates...
All part of the "You will own absolutely nothing and be happy!" dystopian future!
My ins. went to just under 9k a year and I too dropped the wind insurance on my policy but most unfortunately can not do that. Its simply not an option. I feel for these people. My policy is now just over 2k a year (still to expensive).
@johnb2832Sounds like the US sucks for most people.
@John-yy4kcAll those houses that were flooded during the last hurricane because they were built in Florida’s gigantic flood plains. This is why those high insurances in vulnerable flood plains are necessarily reflected in the insurance underwriting.
@MrElwoodCaudillMust be AI. It should be VA Loan, not Vee ah loan.
@highenergyideasThe current global situation is a reminder of how quickly markets can shift. Why do people try so hard to predict market direction during global uncertainty, when history shows volatility increases either way? Oil is rising, inflation is building, markets are reacting movement is everywhere. It’s not always about predicting where price goes next. Sometimes it’s about how it moves. Instead of dependin purely on direction, there’s a growing shīft toward smarter strategies that focus on volatility capture and spreads. Rather than waiting for a perfect entry, focus is on capturing opportunities created by daily market movement. Still up in my diversified portf0lio. The smart money doesn't care where the price goes. They profit from the movement itself. I managed to grow my portfolio from 85k to 752k recently. Thanks again, Seren Wintersun, for the traditional trading acumen that makes this possible!
@Eileencardenas1The List Price is also the problem for most people. HOAs is also a problem. What was the List Price in 2019 or 2020. In 5-6 years the increase in Real Estate has been above unrealistic. How can one not expect what is occurring today. If we want this to continue the way it has been, no one except investors and rich people will own Real Estate. Sad in a country like America.
@purrz3752Something I learned at an early age ... If you can't afford to live where you are, then move. It ain't that simple, but it is possible.
@DustyDoggone3784-k9wI must add I lived in Florida from ‘99 to last year and much of what is said in this video is true. The insurance on both my house and condo in Ft. Walton Beach and Destin respectively went from just over three grand in ‘21 to over twelve thousand for each in ‘25. I was fortunate to sell both and left for Texas. I definitely miss the Florida panhandle beaches but the cost of insurance alone was becoming prohibitively expensive
@enzomcclelland5569The right thing for insurance companies to do is to keep writing policies, never raise prices and go bankrupt when a hurricane wipes out 50 or 60 thousand $1M+ homes. If not, videos like this showing crying elderly people holding cancelled insurance policies will need to be produced.😮
@rogerbartlet5720You forgot about property tax that cost more than the insurance !
@natal777Fraud on insurance is the problem. The imsurance companies, the roofing companies and contractors, and customers work together on fraud schemes.
@atanacioluna292And empty storefronts with for lease signs growing and growing
@kingbootyDon't forget our land Taxes literally jumped 3x of what we were paying last year
@The_house_of_MadnessI’ve drawn the line. The insurance industry is broken. I’m not participating in the insurance game any longer. I’m going bare, no storm coverage at all;. I’m saving every month against a storm loss. Then, I can either rebuild myself or leave Florida. Meanwhile, no uncomfortable choices to make. Screw the climate change myth.
@petermyers479This is a fake AI.. Yet people think it's real... and comment.. we have a very un-educated population... almost 3.2 million people move to Florida each year, 1 million "leave" - Leave means actually moving out and dying.. that leave 2 million people who need at buy or rent a home. I have lived in Florida all my life.. I travel for business. I never saw anything like shown here. These is pure fake AI..
@joemancurreri6635These properties are like a horse you own but can not ride,,it burns hay by the ton and leaves “behind” caca
@brianfedders9834I'm not sure where you got your Ocala into from. We have a $350k house and pay $800 a year for jnsurance.
@kathyrossi1921No one wants to even visit Trumplandia anymore let alone buy there, especially Canadians. I’m surprised Trump doesn’t make the state change its name to his.
@ChiTownGal-u9eMy insurance on a 3/2 home went from 3k to 12k over 4 years. I was lucky to sell in 2025 at a nice gain. Now I am a condo renter trying to decide what to do next.
@walterstrahota2956Dont live on the water in florida! Or pay for it or buy inland and drive there!
