1. Perspective. Imagine what thought process the other side going through. Why are they looking for a deal in the first place. Align their incentive with your own.
2. Ask for more than you really want for wriggle room.
3. Avoid taking blame for saying NO. Be the good guy, makes the rejected side feel like you're helping them to try and reach a common ground between the two parties.
