I don't understand making such a low income at 28, like $17-20/hr in 2021? Or having two children before owning a home. Or making $32K with two kids. Or $36K for that matter. I never even went to college but became a Massage Therapist with a really short certificate program when I was 25, and was making $35K working 25 hours a week way back in 2002. Before massage school, when I was 24, I was making $36K as a receptionist in San Francisco. And I was living in an expensive city. Back then even 20 years ago, earning anything less than $60K was not really affording to have much of a life in SF. Like you could get by and have a decent time, but not build a life or a family or own a home. What is going on with these low wages 20 years later? He didn't mention any education, what's his plan with college and an actual career besides just having a job? Having two kids at 28 with no education, career, home or decent income is WILD.

Here's what I'd add as someone who works with real estate agents on operational systems: the 'grunt work' Dave mentions isn't just learning to show houses, it's learning the infrastructure. CRM for lead follow-up, transaction tracking, client communication workflows, digital marketing systems. Most new agents skip this and wonder why they're drowning six months in. If you're joining a high-production team, pay attention to their systems, not just their sales tactics. Ask: How do they track leads? What's their follow-up cadence? How do they manage transactions from contract to close? Document everything. The agents who scale aren't just good at closing deals—they're good at building repeatable processes. I use Go High Level to build this infrastructure for agents, but the platform doesn't matter as much as the discipline to design workflows before you need them. Start with systems, not hustle. You'll thank yourself later.

Right now, my career is looking at becoming a lineman at Edison. Great money great benefits hard work. I love it. It’s outdoors, but there’s an inkling in my head to completely take on being a salesman. I have very good people skills not in all areas, but that can change Also not too savvy with numbers, but I know that can change too when I’m using them regularly I want a fulfilling life. I wanna be able to provide give back to everybody that help me get to where I’m at everyone in my family has worked very hard for many years And about 20 years ago when I was a little guy they always made sure that if they could, they bought me nice things or they took me out and had experiences that I would’ve not had otherwise had I grown up with my biological father. I’m grateful for all that But gratefulness to me isn’t just something you say that you are or you feel, it’s something that you express through your actions. Take remorse for example, Somebody can say that they’re remorseful and cry, and all of that and they might feel that and that might be completely valid, but the greatest way to express your remorse is to go out of your way and make a difference in the world by either preventing people from making the mistakes you made or inspiring them to change their ways and to go a step further and give their voice, their time and their resources into something that helps those who are affected by yours and other people’s mistakes. Anyways, I’m ready to fully commit and I’ll tell you what Lineman work ain’t easy. These guys are climbing these electrical poles day and night and it ain’t easy on the body. It’s good on the paycheck, but it definitely ain’t easy on your family relations.

My advice is look outside the box. Id advise stop calling it real estate agency and start calling it what it really is the broker club.
Cuz A) that’s where it holds any value. As u cant keep jack until u hold ur broker’s license.
B)Brokers hold way too much value over it. And do not allow anyone to represent with out their consent.
C) They also don’t actually do anything. They just porch their signs and when it’s done petition for pay.

D) Wholesaling is the best option for the knowledgeable only pay…and it gets you into more profitable avenues as well. Best part is you actually are a buyer and in other investor fields a seller. You’re a part of the process…which an agent never is.

Maybe too taboo for the Ramsey show to say these things. But yeah i wouldn’t waste my time with the broker club. You could be doing a lot of deals in 3years vs the begging to be let into the field..all they ever do is school school school that you never need.

I have wanted to be a real estate agent since I was a kid, but I am 38 & have not gotten around to it. We have 9 kids. 3 are grown now. I really want to pursue my dream, but I am nervous about juggling my responsibilities at home & a career. I know there is an 87% failure rate within 5 years. For my situation, it is probably a 90% chance, but that also means there is a 10% chance I could finally have my dream job & be successful. I just don't want it to negatively affect my family.

Amazing video, A friend of mine referred me to a financial adviser sometime ago and we got to talking about investment and money. I started investing with $150k and in the first 2 months, my portfolio was reading $274,800. Crazy right!, I decided to reinvest my profit and get more interesting.
