You're sure not going to live in the buildings they show in this AI video. That $800-$900 per month, might pay the property taxes on the houses shown. So if you can spare several hundred thousand for a building, then you might be able to get by with $800-$900 a month taxes, plus insurance, and maintenance.

Folks are leaving Memphis owing to the clowns who have run the city into the ground for the last 30 years or so. It's why Desoto County over the border in MS has boomed. Crime has been dropping with the Memphis Safe Task Force (MSTF). Before the MSTF, I heard gunshots nearly every night in south Memphis. Now I seldom hear any.
Memphis needs good leadership ... not the clowns protesting the MSTF, ICE, and xAI at every turn.

You are wrong about Clarksville.

The median income of local residents is only one factor. Massive influx from blue states are responsible for a lot of the surge in prices.

I was surprised to see Memphis on this list. Why anyone would have bought in that city in the last 20 years is beyond my comprehension.

They got exactly what they deserved. You cannot raise the price of a house to 300,000 when the average income in these “out counties” is around $40,000. Young people here starting out
In life cannot only afford to buy? How in Gods name can they pay $1,500 to 2,500 a month? Blue collar average workers here are suffering.

Yep they got whag they deserved.

It’s hilarious that an old country guy wearing overalls and chewing his tobacco could have told these people that this would happen. It doesn’t take educated analyst, data extractions, statistics etc. the local residents warned that this would happen. All I can say is that you reap what you sow. Greed is a bitch when it not working for you. Developers here in Knoxville essentially put poor to lower middle class out of the streets. It’s criminal!!
