For the first time in quite a while, housing inventory is finally beginning to increase. Active residential listings in Cuyahoga County are trending upward, giving the market some much-needed relief after years of historically low inventory levels. At the same time, overall home sales volume continues to remain lower than previous years, showing that buyer activity is still being affected by higher mortgage rates and broader economic uncertainty.
Despite these conditions, home prices continue to remain remarkably strong. Median sale prices across the Greater Cleveland market continue to hold steady while appreciation trends remain intact. Perhaps the biggest story right now is how quickly homes are selling. Days on market have dropped significantly, confirming what many sellers are already experiencing firsthand well-priced homes are attracting strong buyer interest, multiple offers, and in many cases selling above asking price.
