After months of negotiations the House and the Senate have reached a deal on one of the biggest Affordable Housing bills we’ve seen in years. This bill includes several provisions to increase affordable housing production but it also includes provisions to limit the amount of single-family homes large institutional investors can buy up. So the law does nothing. Big investors were just create shell companies that buy up 349 homes nothing changes. I say we need to replace as many of the senators and congressmen as possible just wash it on out and start with the old ones

So... it really doesn't do anything about the problem... just makes it look like they are. 🙄 Gee, I wonder why they're passing this useless bill now? 🙄 I know they think we're stupid but damn... the GOP must think this will actually help their chances in the midterms. 🙄 I know the smart people don't buy it. Thankfully. But we do have a whole lot of people who will... unfortunately for the rest of us.

I'm curious.... How did this bill become necessary? What brought this (waste of time bill) up in the first place? How many investors own or will own 350 HOMES!!! Who or what is this bill protecting or intended to put on notice.., of sorts! ?

The scam is investors slither into planned neighborhoods offer marketing and help financially until they buy the 1st 1 or 2 $400,000 dollar houses for $650,000 which creates the $250,000 profit for no labor just profit. 349 times $250,000 is 62 million dollars. What a joke.

I think the corporations care more about two family homes. At least in my area of Albany N.Y. My mother inherited 3 properties like this and received a ton of offers through the mail, email and phone not even a week after my grandmother passed. Maybe both are a problem. I know my mother constantly complains about the repairs and tenants paying rent late but she wont sell them. I tell her for the good of the country sell them to a family that can rent the second floor. Thats how my grandmother and mother were able to afford a home.

I want answers. I want to know which politicians did not want (1) a MUCH lower figure than 350, and (2) to force existing owners to sell off.

This is infuriating. MOST AMERICANS DO NOT WANT THIS. This does almost nothing to help the situation.

I say make it 50 homes, and then force corporations to sell them and give them 15 years to do it.

After 15 years anything left in their portfolio is auction off.

I’ve had it. I’ve absolutely effing had it.

Which politicians wanted a high cap and no forced sell offs? NAME THEM. And VOTE THEM OUT.

1) Corporations can keep their current home collections + add up to 350 more
2) Lots of loop holes in getting more homes.
3) Rules and restrictions expire in 15 years, so not permanent.

This is less about helping the non rich and more about "pretend help" so they can claim to be doing something "good" for the people. Our government is bought and paid for by big business.

A real Bill to help people would:
1) Tell all corporations to divest of most if not ALL their homes.
2) States start building non profit homes and apartments on State/Federal land to kill greed incentives to drive up costs and pricing.

Affordable housing means a person working a median-wage job can buy a house that is 3-4 times her/his annual income, just like it was when real market forces were in play decades ago. Not "we're only going to give the poor people $ so they can spend like an average person"-meanwhile that enables rent and prices to be continually jacked up artificially. Increase supply, stop letting zoning laws and NIMBY weenies stand in the way of building, stop allowing increasingly longer term mortgages so the banks get fatter, dumber, and happier at the expense of everyone else, and get rid of the damn national association of realtors. The median-wage worker should not have to pay 8-10 times annual income to afford housing. Giving "free" money to artificially support high prices makes things worse-fix the real problem with the previous sentence. All this crap does is sort of fixes the poorest people-prices jack, and now you have a new higher-earning segment that is house poor or overburdened on rent. Give those folks money and next is the next higher earners, etc. Do REAL affordable housing, not a government scam. Throw on top of that the practice of letting big companies buy up housing and then have a monopoly on it, such as Black Rock, should be Criminal, but bought politicians just giggle and take the kick back. Second, the far-flung myth that home ownership is the road to wealth that is propagated my realtors and the National Association of Realtors that's total hogwash. It's well proven that a home that you live in, is a liability. Now that's not to say that no one should own a home it's just realize it's not a guaranteed to be the make you rich farce that government and the Realtors have portrayed. Just ask the people of Detroit. Sure, you might get lucky and happen to buy low, and then the place explodes, and then you have something that's high priced, but guess what-your property taxes go through the roof. Then the final nail in the coffin is the same asshole politicians are the ones that allow the zoning laws that keep housing scarce artificially. And make no mistake it's not a Republican or Democrat thing, they're all in on it as they benefit.

349 homes per entity. Just create another entity. You can create an LLC for less than $1,000.

They are just going to make a bunch of shell corporations, load them with debt, 349 homes each, and pocket the difference. New construction and distressed homes were what they were buying anyway, also what classifies as distressed, 1 leaky faucet? All new construction is going to end up as forever rentals now.

I have no idea, but sounds like a lot of loopholes in the bill. I would like to find an expert who knows the industry and what it really means. Seems wall street usually has a work around before the ink dries.

I don't think this bill will do much. They will find some okee doke loop hold to buy homes, gentrify neighborhoods and keep home prices high for the average citizen. It will do little to allow Gen Z and Gen Alpha to buy a home.
